Insurance Claims & Storm Readiness

Insurance Claim Denials: Your Property History Matters

Documentation of your property’s condition before a storm can make a meaningful difference when an insurance carrier questions whether damage is new, pre-existing, or related to maintenance. Without a reliable baseline, it may be more difficult to distinguish storm-related changes from wear and tear, deterioration, older repairs, or previous water intrusion.

01 · Before the storm

Establish the Pre-Loss Condition

Our Pre-Storm Property Inspections provide dated photographic documentation of accessible roofing components, exterior walls, windows, doors, openings, interior ceilings and walls, and accessible attic conditions.

We record observable defects, prior repairs and moisture indications and provide maintenance recommendations so property owners can address concerns before severe weather.

02 · After the storm

Document What Changed

Post-Storm Inspections document observed roof, exterior, opening, attic and interior conditions, including displaced materials and signs of water intrusion. Where available, findings are compared with pre-storm photographs, maintenance and repair records, and other relevant evidence.

Our assessments include condition-specific recommendations, additional evaluation needs, and steps to preserve documentation before repairs alter the evidence.

03 · When a claim is questioned

Help Address Pre-Existing Damage Allegations

Insurance carriers may attribute reported conditions to wear and tear, deferred maintenance, construction deficiencies or earlier losses. A consistent before-and-after property record can help clarify the timing and extent of observed changes.

When appropriate, a separate causation assessment examines weather information, physical evidence, inspection history and reasonable alternative explanations to develop supported findings.

Don’t wait until there is a dispute.

Routine roof and exterior inspections, HVAC servicing, plumbing and shower checks, moisture monitoring, and mold or indoor air quality assessments when warranted help protect the property and build a useful maintenance history. Every assessment includes recommendations appropriate to the observations and inspection scope.

Inspection documentation may assist claim evaluation, but does not establish coverage or guarantee claim approval or payment. Coverage decisions depend on policy terms and applicable facts.

Forensic inspections & reports

Determine what happened — and document why.

Our damage causation assessments examine observed conditions, site histories, weather information, building components and alternative explanations to develop well-supported conclusions. We provide inspection-based reports, photographic documentation and expert support for property claims and disputes.

Available as field inspections or document-based assessments when the supplied evidence supports reliable conclusions.

Targeted specialties

From Inspection to Final Documentation

Mold Inspection, Assessment & Testing

Visual moisture and mold assessments, moisture readings, thermal imaging, sampling coordination, indoor air quality investigations, and findings documented for remediation planning. Testing and regulated services subject to appropriate licensing and scope.

Loss Estimates & Repair Scope Preparation

Itemized estimates for residential and commercial damage; roof, interior, exterior and building envelope repair scopes; supporting quantities, photographs and documentation. Estimates can be provided independently or paired with a damage causation assessment.

FHA 203(k) Renovation Consulting & Inspections

Property evaluations, feasibility and rehabilitation scope documentation, contractor bid and repair estimate review, renovation progress inspections, draw inspections and final completion review. HUD-required consultant functions are offered only through eligible, approved professionals and where applicable to the loan program.

Drone Inspection, Aerial Photography & Documentation

Roof and exterior condition surveys, storm damage mapping, hard-to-reach building elevations, multi-building properties and inspection photo logs. Drone imagery can support causation investigations, commercial maintenance surveys and loss estimates; aerial images do not replace hands-on inspection where needed.

Moisture Inspection & Water Intrusion Investigation

Moisture meter surveys, moisture mapping, leak pathway investigation and documentation of affected interior and exterior building components. Findings can be integrated with mold assessments and water damage causation reports.

Thermal Imaging & Infrared Inspections

Infrared camera surveys of roofs, ceilings, walls and other accessible building components to locate thermal anomalies that warrant further investigation. Thermal findings are interpreted with visual observations and appropriate moisture testing; temperature patterns alone do not establish the presence or cause of moisture.

Engineering & Structural Inspections

Engineering evaluations of reported structural and envelope problems, building recertification and milestone assessment support, and specialized signed-and-sealed deliverables when contracted and required.
